I messed up my back in 2014 and was able to keep riding until earlier this year but have gotten to the point where I can go day to day pain free with yoga/pt/massage, but a 30 minute bike ride puts in me in pain for the next week. The dollar has a lot to do with it. A 2016 R3 is significantly more expensive than a 2013 R3 while being essentially the same bike.

My guess is the lawyers did some due-diligence and said "You're still liable until June" and CBC/VCL went "no grace period".

The CRD just officially closed access to the Leech Watershed and your route goes smack through it. No idea if that means impassible gates yet or not but I'm guessing them big red gates are coming.

If you hang a left on Kapoor and then a right onto Fleet (which then merges onto Lens) you wind up just a few clicks south of Honeymoon Bay... now there's a loop.

My first suggestion is to go grab the BC Backroads Mapbook.. or better yet the digital version that can be used on your phone. It's only 90% accurate but it's better than nothing. My wife has 44cm Cannondale Synapse if you're finding if even the other brands smallest bikes are still too big. Other brands were too big, but you've got 3" on her.

I noticed this trend too when I was out a few weeks ago. It'd be even more interesting to run this through BestBikeSplit...
